Keating Resources Purchases 100% Leased Distribution Center in Dallas Market

Keating Resources (www.keatingresources.com) bought a 245,000 SF, two-tenant, 100% leased, distribution center fronting Interstate 45 at 1709 Interstate 45 South in Hutchins, Texas on July 20. Solstice Sleep Products (www.solsticesleep.com) occupies 40% of the building and Baker Drywall (www.bakertriangle.com) occupied 60%. Baker executed their lease while due diligence on the purchase was underway by Keating Resources.
The 35’ clear height, rail-served, distribution center with 50 dock high doors is the closest distribution center to the Union Pacific Dallas Intermodal Terminal.
Alec Keating, Partner with Keating Resources, said that the distribution center fits perfectly within the firm’s goal of purchasing distribution
centers at locations that can leverage strategic assets like the interstate and intermodal center to lower transportation costs for tenants.
Jean Russo, SIOR, Senior Director at Cushman & Wakefield, and Jay Lucas, CCIM, Senior Director at Cushman & Wakefield, represented the buyer and seller in the sale of the building along with representing the buyer in the lease of the 150,000 SF to Baker Drywall. Nathan Lawrence, Vice Chairman of CBRE, represented Baker Drywall.
