Largest Manufacturing Building Between Dallas & Austin Sells
Press, Real Estate | December 18, 2025
A 1,060,000 square foot manufacturing and distribution building located on 56 acres off Interstate 35 in Waco, Texas sold on December 17th. The buyer is Dallas investment firm, Keating Resources.
The seller manufactured glass bottles for consumer beverages at the building for 80 years between 1943-2023. Alec Keating, President of Keating Resources, said the company is repositioning the 907,000 square foot distribution portion of the building for lease or for sale as a multi-tenant distribution and manufacturing facility, noting that the building naturally divides to 100,000 square foot units, which is ideal based on market demand.
Keating said the building is unique, with clear heights spanning 24 to 33 feet, 20 acres of outdoor storage, 2 active rail spurs, a high-volume natural gas service, and high-capacity electric service. Its central location in the heart of the country’s fastest growing megaregion, The Texas Triangle, provides tenants access to its entire 23M person population within 2.5 hours.
The seller was represented by Josh Heiple with CBRE and Keating Resources was represented by Jordan Beard with Cromwell Commercial.
